JB Designs provide building plans for planning permission applications in and around Wolverhampton and the West Midlands. The planning department require a complete detailed scale drawing of the existing house and the proposed extension, along with elevation plans, structural calculations and location map of the property. We can take care of the whole process, surveying the property, drawing the plans and submitting the appropriate documentation.

Building Regulations

The building regulations help ensure that new buildings, conversions, renovations and extensions (domestic or commercial) are going to be safe, healthy and high-performing. Detailed regulations cover specific topics including: structural integrity, fire protection, accessibility, energy performance, acoustic performance, protection against falls, electrical and gas safety. They also lay standards for drains, ventilation, protection against the ingress of water and protection against contamination including methane and radon gas. JB Designs provide full detailed design drawings to ensure all buildings meet British standards.


Structural Calculations

We offer accurate and reliable steel beam calculations that are in full accordance with Eurocodes and British Standards and suitable for Building Control approval. Whether you need a steel beam calculation for an extension, a structural ridge beam, if you are making an alteration inside of the home or if you are removing a load-bearing wall we have the solution to your domestic construction project needs.


Single Storey Extension

Building a single storey extension is a cost-effective alternative to moving house, allowing you to design additional living space with a layout that suits how you use your home. With expanses of glazing, it can also provide you with the opportunity to create a light-filled space that’s integrally linked with the garden. JB Designs establish firstly whether or not your extension falls within a permitted development. This will determine if you need planning permission or not. We will then work alongside yourselves to design the best possible use of your new space for you and your family.


Two Storey Extension

A two-storey extension gives you double the living space of a single storey one, but the cost of the foundations and the roof are pretty much comparable for both build types, meaning the money spent per metre square is less with a two-storey addition. Once we have worked alongside you to design the extension to suit your specification, we will then submit the drawings for planning permission, When we have received approval, we can then submit the second phase of drawings which is for building regulations.

Loft Conversion

There are a lot of seemingly complicated steps to getting your loft converted, so knowing where to start can feel daunting. But fear not, as JB Designs is here to help make the process feel easier to manage. We firstly establish whether your existing roof void is adequate to house a habitable space. Most houses will come with an allowance for permitted development, which means that you can go ahead with your conversion without planning permission. However, if you live in a conservation area, or if, for example, your roof space isn’t tall enough, it may be more complicated.

Orangeries

An orangery is a cross between a conservatory and a traditional extension. Made with brick-built pillars, orangeries are usually designed to feature a raised glass roof structure that can flood the space inside with natural light.

Although a single-storey extension (with a traditional flat roof) can feel more solid in stature, it’s important to use the right interior lighting or they can sometimes be dark and uninspiring.
